This project, part of the Smíchov City development, will include four office buildings covering 75,000 m². Key features include a public passageway with shops, cafés, and a 380-seat auditorium with outdoor seating. It aims for BREEAM Outstanding and WELL Platinum certifications, with energy-neutral operations through advanced sustainability measures. Utilizing digital BIM models and low-carbon concrete, the project emphasizes modern construction techniques and environmental responsibility. Scheduled for completion in 2027, it aims to enhance both workplace quality and community vitality in Prague.

(PRESS RELEASE) VIENNA, 19-Jun-2024 — /EuropaWire/ — STRABAG a.s., part of STRABAG SE’s Czech subsidiary, has been selected to lead the consortium tasked with constructing the new headquarters for Česká spořitelna in Prague’s vibrant Smíchov district. This ambitious project forms part of the larger Smíchov City development, which aims to transform the area near Prague-Smíchov railway station into a modern cultural and business hub.

Scheduled for completion in 2027 after 36 months of construction, the complex will feature four office buildings covering a total area of 75,000 m². Central to the design is a public passageway intersecting the main boulevard, lined with shops, cafés, and a multifunctional auditorium accommodating up to 380 visitors. The exterior will boast the “Spanish Steps,” serving as an outdoor grandstand for 150 spectators.

Notably, the headquarters will set benchmarks in sustainability by achieving both BREEAM Outstanding and WELL Platinum certifications, meeting EU Taxonomy requirements. The building complex will operate energy-neutrally, leveraging heat pumps, photovoltaics, and a sophisticated geothermal system comprising nearly 40 km of boreholes. Green roofs hosting beehives and a forest nursery will contribute to biodiversity, while on-site water supply will be self-sufficient through wells, rainwater tanks, and water treatment facilities.

Innovative digital Building Information Modeling (BIM) technology will guide the project from structural and technical security design to construction documentation, ensuring efficiency in management and maintenance post-completion. Collaborating with FRISCHBETON, STRABAG will utilize low-carbon concrete, reducing CO2 emissions by at least 25% compared to traditional Portland cement.
