Logicor Expands Presence in France with Acquisition of Urban Logistics Development near Paris

(IN BRIEF) Logicor, a leading logistics real estate company in Europe, has acquired an urban logistics development in the west of Paris from Scannell Properties. The undisclosed deal involves a forward funded speculative development of a modern warehouse spanning approximately 10,000 square meters. The acquisition will expand Logicor’s presence in France and contribute to its existing portfolio of around 4 million square meters. The development, scheduled for completion in late 2024, is strategically located near major motorway networks and public transportation stations. It features storage and activity space, mezzanine offices, truck waiting areas, and parking spaces. The project aims for BREEAM Very Good certification and incorporates sustainability elements such as a photovoltaic power plant, LED lighting, and rainwater management systems.

(PRESS RELEASE) LONDON, 20-Jul-2023 — /EuropaWire/ — The development will be a c.10,000 sqm, Grade A modern warehouse that will further increase Logicor’s presence in France and will add to the c.4 million sqm currently in the portfolio. It is scheduled for delivery in late 2024.

Located on the Rue de la papeterie in Conflans-Saint-Honorine, the development is alongside Francilienne (N184) and close to the A15 motorway, making it an ideal location for customers requiring access to the key motorway networks of Paris and beyond.

Additionally, it is within walking distance of two stations with connections to the RER A and Transilien networks.

On a 2.5 ha land plot with over 5,500 sqm of green spaces, the development designed by Atelier M3 will comprise 8,283 sqm of storage and activity space, plus 1,715 sqm of mezzanine offices and social premises. The site can be configured to accommodate up to three customers, and will feature seven truck waiting areas and 120 parking spaces.

Laurent Dubos, Country Manager of Logicor France, said:

“Acquiring this forward-funded speculative development is a great example of our strategy in action. We want to enhance our portfolio with modern, well-located assets – in areas where we know our customers want to be.”

“Just 25 minutes from the Paris ring road, within France’s largest consumer catchment area, this project has all the qualities needed by an e-commerce or last-mile logistics operator, and with a storage height of over 10 m and a floor capacity of 5t/sqm, it will contribute to the efficiency of its future users, which is why we are confident in launching this speculative development project.”

Hugues Desbarrieres, Development Director for Scannell Properties France, said:

“The sale and speculative launch of this urban logistics project marks the culmination of 4 years of preparatory work, in particular with the town councils of Conflans-Sainte-Honorine and Eragny, as well as the Prefecture of Yvelines, whom we thank for their welcome and support.”

“This development illustrates Scannell Properties’ ability to identify strategic sites and develop projects designed to deliver to end-users as quickly as possible.”

The development will target BREEAM Very Good and is ICPE 1510-registered. It will include a photovoltaic power plant on the roof, LED lighting, planting of over 40 trees, infiltration basins to manage rainwater with depollution system, 3 EV terminals and 17 EV-ready parking spaces.

Logicor carried out this acquisition with the advice of Monassier & Associés notaries, BG2V law firm, and IREO as technical advisor.

Scannell Properties was advised by Régnier Notaires, Dentons and CBRE.
