ZÜBLIN and ROM Technik Partner to Deliver Groundbreaking AI Research Campus in Germany

(IN BRIEF) ZÜBLIN, a STRABAG subsidiary, together with ROM Technik GmbH & Co. KG, has been contracted to build the first phase of the IPAI Campus in Heilbronn, Europe’s pioneering innovation park for artificial intelligence. Commissioned by IPAI Immobilienmanagement and represented by Schwarz Immobilien Service, the project spans 30 hectares and will host over 5,000 people engaged in AI research, development, and application. ZÜBLIN will construct key facilities, including a mobility hub, sustainable high-rise, and the Reallabor laboratory, all emphasizing sustainability through features like photovoltaic panels, green spaces, and recycled concrete. Once completed, the IPAI Campus will become a central hub for AI collaboration and sustainable innovation across Europe.

Partnering with ROM Technik GmbH & Co. KG, ZÜBLIN is bringing its high-tech construction expertise to this visionary project commissioned by IPAI Immobilienmanagement GmbH & Co. KG, represented by Schwarz Immobilien Service GmbH & Co. KG of Neckarsulm.

Located on the Steinäcker site, the Innovation Park Artificial Intelligence (IPAI) represents a first-of-its-kind initiative in Europe — a collaborative ecosystem where research institutions, businesses, and society come together to shape the future of AI. Once complete, the campus will serve as a major hub for AI innovation in Germany, creating an environment that fosters cross-sector collaboration, digital transformation, and sustainable technological growth.

The expansive 30-hectare development will accommodate more than 5,000 professionals working in AI research and development. Beyond its cutting-edge facilities, the campus will feature a childcare centre, temporary housing, and a communication centre designed to encourage interaction between the scientific community and the broader public.

ZÜBLIN and ROM Technik’s scope includes the construction of several key facilities that will define the campus’s innovative character — a mobility hub, an open-structured “Reallabor” laboratory, and a sustainable high-rise featuring integrated photovoltaic panels. The project will also include a start-up innovation centre providing flexible workspaces and green collaboration areas, along with essential infrastructure such as a utilities tunnel and cooling tower.

Sustainability is central to the project’s vision. Every structure follows environmentally responsible design principles — incorporating green roofs, renewable energy systems, rainwater management, and recycled concrete — ensuring that the IPAI Campus not only advances AI innovation but also sets new standards for sustainable, future-ready construction in Europe.
