STRABAG Awarded €134 Million Contract for Southern Phase of Emonika Development in Ljubljana

STRABAG wins another contract worth 134 million euros for the complete realisation of Emonika in Ljubljana

(IN BRIEF) STRABAG has signed a €134 million contract with Mendota Invest, part of the OTP Group, to build the southern section of the Emonika development in Ljubljana. This phase will include Slovenia’s future tallest office tower, a shopping centre with over 80 stores, a 200-room hotel, and a four-level underground parking garage. Construction is set to begin in October 2025 and last just over two years. The project follows STRABAG’s ongoing work on the Emonika northern section, bringing its total involvement to €230 million. Built according to BREEAM sustainability standards, Emonika will span 190,000 square metres and become Slovenia’s first modern mixed-use complex, integrating living, business, retail, and hospitality spaces in one city-centre location.

(PRESS RELEASE) VIENNA, 6-Oct-2025 — /EuropaWire/ — STRABAG has been awarded a major €134 million contract by Mendota Invest, a member of the OTP Group, for the construction of the southern section of the landmark Emonika development in Ljubljana, Slovenia. This new phase, set to begin in October 2025, marks the start of the most technically and architecturally ambitious part of the project, which will include a 100-metre office tower, shopping centre, hotel, and four levels of underground parking.

Located next to Ljubljana’s main railway station, the southern section will become a defining feature of the city’s skyline. The 23-storey office tower will be the tallest office building in Slovenia once completed, symbolizing the modernization of Ljubljana’s urban landscape. The adjoining shopping centre will offer over 22,000 square metres of leasable area with more than 80 retail units, while the 200-room hotel will feature a rooftop terrace overlooking the city. Beneath the complex, a four-storey underground garage will accommodate approximately 850 vehicles for tenants, visitors, and hotel guests.

This contract is the second major engagement for STRABAG within the Emonika project, following the earlier award for the northern section, which is already under construction. The two contracts bring STRABAG’s total involvement in the development to approximately €230 million. The northern section includes three residential buildings with 187 apartments, an office building, a hotel, and commercial spaces, along with 650 underground parking spaces.

Designed according to BREEAM sustainability standards, all commercial buildings in the Emonika complex incorporate modern technologies such as heat pumps, energy recovery systems, and low-emission materials, ensuring environmental responsibility and optimal energy efficiency.

Upon completion, Emonika will comprise 190,000 square metres of gross floor area, establishing itself as Slovenia’s first modern mixed-use urban complex. The development will integrate residential, office, retail, and hospitality functions within a single, interconnected space — redefining the concept of sustainable city living in Ljubljana.
