Skanska sells SEK 330M elderly care home project in Falun to Northern Horizon with completion set for 2027

(IN BRIEF) Skanska has divested an elderly care home project in Falun, Sweden, to Northern Horizon for about SEK 330M. Developed for Falu Municipality, the facility in Haraldsbo will provide 80 senior units with a focus on dementia care, alongside services such as therapy rooms, a conservatory, and community spaces. The 6,600 m² project is designed to achieve LEED Gold certification and cut construction emissions by 35%, while operating at Energy Class B with the support of solar and district heating systems. The building will be completed in autumn 2027, when ownership will formally transfer to Northern Horizon.

(PRESS RELEASE) STOCKHOLM, 27-Aug-2025 — /EuropaWire/ — Skanska has signed an agreement to divest a new elderly care home currently under construction in Falun, Sweden, to Northern Horizon for approximately SEK 330 million. The specially adapted senior residence (SÄBO) is being delivered turnkey by Skanska Sweden on behalf of Falu Municipality. The transaction will be booked in Skanska’s Commercial Property Development segment during the third quarter of 2025.

Located in Haraldsbo, the facility will have a gross floor area of around 6,600 square meters and provide 80 residential units with a strong emphasis on dementia care. Designed as a modern and inclusive environment, the residence will include communal spaces and supportive services such as a community hall, hair and foot care facilities, sensory therapy rooms, and a garden conservatory. Outdoor areas are planned with a focus on enhancing biodiversity, while creating a setting that supports the health and well-being of both residents and staff.

The project also places high priority on sustainability and energy efficiency. The building is targeting LEED Gold certification and aims to reduce its carbon footprint during construction by approximately 35 percent compared to the Swedish National Board of Housing, Building and Planning’s reference value. Once operational, the home will achieve Energy Class B, supported by district heating, energy-efficient design, solar thermal collectors, and photovoltaic panels.

Completion of the care home is scheduled for the autumn of 2027, at which time ownership will transfer to Northern Horizon, a Nordic investment manager specialising in social infrastructure assets.
