Logicor Achieves Full Occupancy at Budaörs Logistics Facility Following New Lease with CHS

(IN BRIEF) Logicor has achieved full occupancy at its Logicor Alligator Budaörs property after signing a 5,580 sqm lease with Hungarian IT distributor CHS. The deal follows shortly after Logicor acquired the asset in December 2025 and highlights strong demand for logistics space in the Budaörs area. The site’s proximity to major transport routes and Budapest city centre makes it a highly attractive location for distribution operations. CHS selected the facility to expand its storage capacity while maintaining efficient logistics close to its headquarters. The transaction reflects both the growing importance of Budaörs as a logistics hub and Logicor’s strong position in the Hungarian market.

(PRESS RELEASE) LONDON, 2-Apr-2026 — /EuropaWire/ — Logicor has finalized a new lease agreement at its Logicor Alligator Budaörs site, securing a 5,580 sqm warehouse lease with CHS and bringing the property to full occupancy. The agreement follows shortly after Logicor’s acquisition of the asset in December 2025, underscoring strong market demand in the Budaörs logistics area.

CHS, a nationwide IT distributor headquartered in Budaörs, selected the facility to support the expansion of its operations and growing inventory needs. The close proximity of the warehouse to the company’s headquarters enables streamlined logistics while increasing storage capacity, allowing for improved operational efficiency.

Logicor Alligator Budaörs offers approximately 28,000 sqm of combined warehouse and office space and is strategically positioned within the M0 Budapest ring road, around 12 kilometres from the city centre. The location provides direct access to major transport routes, including the M1 motorway connecting to Western Europe, the M7 motorway leading towards the Croatian border, and the M0 ring road, making it highly suitable for both domestic and international distribution activities.

Domonkos Joó highlighted that the rapid achievement of full occupancy following the acquisition reflects both the strong appeal of the location and Logicor’s customer-focused leasing strategy. He noted that demand for high-quality logistics space in the western Budapest submarket remains robust, even within an increasingly competitive environment.

The transaction also reflects the ongoing evolution of Budaörs, which has developed from a traditional industrial zone into a key mixed-use commercial and logistics hub as Budapest has expanded. Its strategic location and connectivity continue to make it one of Hungary’s most competitive logistics markets.

Logicor has maintained a strong presence in Hungary for nearly ten years, with a significant portion of its portfolio concentrated in and around Budaörs. The company operates approximately 172,000 sqm of logistics space across eight parks along Budapest’s main transport corridors, offering flexible and well-connected solutions for regional and national distribution.
