Logicor Expands Czech Portfolio with Completion of High-Specification Prague-Průmyslová Distribution Facility

(IN BRIEF) Logicor has completed the construction of Logicor Prague-Průmyslová, a 21,000-sqm logistics park located just 5 km from central Prague and directly connected to the country’s key motorways. Designed to support fast, flexible and sustainable urban supply chain operations, the development offers divisible units, excellent public transport access and strong regional and international connectivity. The project is targeting BREEAM “Very Good” certification and incorporates energy-efficient features such as photovoltaic-ready roofing, EV chargers, DALI LED lighting, smart metering, and biodiversity-friendly landscaping. Built on the site of a former factory dating back to 1935, the redevelopment began in 2024, with Kajima as the main contractor and completion reached in October 2025. (PRESS RELEASE) AMSTERDAM, 21-Nov-2025 — /EuropaWire/ — Logicor, has completed the development of Logicor Prague-Průmyslová, a newly built logistics park located in one of Prague’s most established industrial districts. The project delivers 21,000 sqm of modern warehouse and office accommodation within just five kilometres of the city centre, offering direct access to the Czech Republic’s major motorway network, including the D0, D1, D5, D8 and D11 routes. With strong public transport links in place, the site is designed to ensure smooth connectivity for both freight movements and the daily commute of employees.

Developed to support fast, flexible and efficient urban logistics, Logicor Prague-Průmyslová is purpose-built for occupiers seeking to optimise last-mile delivery and metropolitan distribution. The building can be split into as many as four independent units or configured into larger spaces for customers requiring broader operational footprints. Its strategic location enables rapid access across Prague while also acting as a convenient hub for regional and cross-border distribution.

The scheme has been delivered to high sustainability standards and is targeting BREEAM “Very Good” certification. Key features include roof structures prepared for photovoltaic panel installation, EV charging stations, DALI LED lighting, a smart metering system to enhance energy efficiency, and extensive use of natural light through glazed facades with shading systems in office areas. The site also incorporates biodiversity-supportive landscaping using native plant species, as well as wellness and security measures such as cycling access, electric vehicle charging points, and an automatic entry system equipped with number-plate recognition technology.

The new logistics park stands on a site with nearly a century of industrial heritage. Established in 1935 as a factory producing spiral springs for global export, the facility underwent nationalisation under the communist regime before being returned to its original owners in 1994. As the structures aged and deteriorated, Logicor acquired the site with the intention of redeveloping it into a high-quality logistics facility. Demolition began in August 2024, construction commenced in January 2025, the first pillar was installed in May 2025, and the project reached completion in October 2025, with Kajima serving as the main contractor.

The site’s exceptional location and sustainable design make it particularly well suited to distribution customers, especially those focusing on urban delivery solutions. Its close proximity to Prague’s densely populated areas allows companies to meet consumer demand quickly and in a low-emission manner using modern transport modes such as small vans, e-bikes and scooters.
