(IN BRIEF) STRABAG subsidiary ZÜBLIN has been appointed as general contractor for the construction of B’Ella Berlin, a large-scale mixed-use development at Berlin Südkreuz being delivered for Hines on behalf of RONDUS DRITTE Immobilienbesitz GmbH & Co KG the project will combine around 300 residential units including subsidised housing with a day-care centre and office, commercial, and communal spaces across roughly 75,000 square metres while STRABAG will also establish a new Berlin office location within the development designed by Tchoban Voss Architekten and Noefer Architekten the scheme is conceived as a highly sustainable, fossil-fuel-free urban quarter powered by geothermal energy and photovoltaics and is targeting DGNB Platinum certification as well as KFN funding for the residential buildings once completed the site will host around 700 STRABAG employees, support the company’s climate neutrality goals for 2040, and benefit from excellent transport links at Berlin Südkreuz.

(PRESS RELEASE) VIENNA, 9-Feb-2026 — /EuropaWire/ — STRABAG subsidiary ZÜBLIN has been commissioned as general contractor for the construction of B’Ella Berlin, an ambitious mixed-use development project at Berlin Südkreuz. The project is being realized on behalf of Hines, which is acting for RONDUS DRITTE Immobilienbesitz GmbH & Co. KG. The new urban quarter will encompass approximately 75,000 square metres of gross floor area and bring together residential, commercial, office, and community-oriented functions in a single, integrated development.

Once completed, the complex will provide around 300 residential units, including a proportion of subsidised housing, alongside a day-care centre and flexible office, retail, and communal spaces. STRABAG will not only construct the development but will also become a tenant of the office space within the complex, establishing a new company location in Berlin as part of the project.

The development is widely regarded as one of the most significant current mixed-use schemes in the German capital. The architectural concept was designed by Tchoban Voss Architekten and Noefer Architekten, combining contemporary urban design with functional versatility and long-term adaptability.

According to STRABAG, B’Ella Berlin reflects a strong commitment to high-quality construction and sustainability. The company emphasizes that the project demonstrates its expertise in responsible building and its ambition to shape modern urban environments in collaboration with clients and partners. Jörg Rösler, Member of the Executive Board of STRABAG SE for the North and West segment, highlighted that the project represents a defining addition to Berlin’s urban landscape and will also provide a forward-looking workplace for STRABAG employees.

Architecturally, the development is structured around two commercial buildings that frame a spacious inner courtyard, while residential buildings are positioned along the outer edges. This arrangement ensures both urban integration and a balanced transition between public and private spaces, reinforcing the site’s connection to the surrounding district.

Sustainability plays a central role in the project’s design and operation. The development will be fully fossil fuel-free, relying instead on geothermal energy and photovoltaic systems to meet its energy needs. The concept also prioritizes social and environmental well-being through elements such as quiet areas, extensive bicycle facilities, and a strong focus on healthy living and working environments.

The project is aiming for DGNB Platinum certification, the highest sustainability standard under the German Sustainable Building Council framework. In addition, the residential components are expected to qualify for KFN funding, which supports climate-friendly new construction in Germany.

Upon completion, STRABAG will relocate its Berlin operations to the new site, creating a modern workplace for approximately 700 employees. The development is intended to contribute to STRABAG’s broader objective of achieving climate neutrality by 2040. Situated directly at Berlin Südkreuz, the location benefits from excellent public transport links, supporting sustainable mobility for employees, residents, and other users of the complex.
