Skanska sells fully leased Port7 riverside development in Prague as sustainability-certified assets attract investors

(IN BRIEF) Skanska has sold its Port7 office development in Prague’s Holešovice district for approximately EUR 130 million to AFI subsidiaries, with the transfer scheduled for the first half of 2026 and the transaction recorded in Q4 2025. Port7 features three fully leased office buildings totaling about 36,000 square meters and includes additional adjacent plots for future development. Completed in 2023, Port7 turned a former brownfield area into a modern riverside workplace hub with amenities including retail, dining, and fitness facilities. The project incorporates multiple sustainability features such as reused materials, 40 percent water savings, renewable electricity procurement, on-site solar panels, and compliance with Nearly Zero Energy Building standards. All buildings are LEED Platinum certified, and two already hold WELL Platinum certification, with the third expected to follow soon. The complex has also received Access4You certification for accessibility.

(PRESS RELEASE) STOCKHOLM, 3-Dec-2025 — /EuropaWire/ — Skanska has agreed to divest its Port7 office complex in Prague, Czech Republic, in a deal valued at approximately EUR 130 million (around SEK 1.4 billion). The buyer, AFI through its subsidiaries, will take ownership of the properties in the first half of 2026. The sale will be recognized by Skanska Commercial Development Europe during the fourth quarter of 2025.

Port7 sits along the left bank of the Vltava River in Prague’s Holešovice district and includes two development phases comprising three modern office buildings with a total of roughly 36,000 square meters of leasable space. As part of the transaction, Skanska is also divesting neighboring plots intended for future development. The fully leased complex accommodates a diverse tenant base drawn from sectors such as IT, engineering, insurance, publishing, advisory services, and flexible workspace providers.

Completed in April 2023, Port7 transformed a former brownfield location into a lively riverside destination with contemporary workplaces, retail options, and community amenities. Ground-floor spaces feature restaurants, a café, and a fitness center, contributing to a campus atmosphere designed to support a vibrant daily environment for tenants and visitors. The project integrates several circular solutions, including the reuse of structural elements from a previously demolished Skanska building.

Sustainability played a central role in the Port7 development. The complex delivers more than 40 percent water savings relative to LEED baseline requirements and achieves zero Scope 2 emissions for electricity use. This is accomplished through guarantees of origin ensuring 100 percent renewable electricity during both construction and operation, as well as on-site photovoltaic panels. The buildings meet the Nearly Zero Energy Building standard and exemplify modern, energy-efficient office development.

All three buildings carry LEED Platinum certification, and two have already achieved WELL Platinum status. The third building is expected to receive WELL Platinum certification in the coming months. Port7 has also earned Access4You certification, recognizing its high level of accessibility for people with diverse mobility needs.
