New Serravalle Pistoiese logistics project reinforces Logicor’s long-term strategy in Italy

(IN BRIEF) Logicor and Kryalos have acquired a 72,000-square-metre site in Serravalle Pistoiese, Tuscany, for the development of a new logistics hub that will strengthen Logicor’s regional presence. Acquired through the Logicor-sponsored Mazer fund managed by Kryalos, the site benefits from strong transport connectivity and proximity to key ports and Florence. The planned facility will offer 28,000 square metres of flexible warehouse space with integrated offices and is scheduled for construction between 2026 and 2027. Designed to meet high sustainability standards, the project will feature extensive loading and parking capacity, electric vehicle charging points, and is targeting BREEAM Excellent certification, reinforcing Tuscany’s growing role in Italy’s logistics real estate sector.

(PRESS RELEASE) LONDON, 22-Dec-2025 — /EuropaWire/ — Logicor and Kryalos have completed the acquisition of a site of approximately 72,000 square metres in Serravalle Pistoiese, in the province of Pistoia, marking a further step in the expansion of modern logistics infrastructure in Tuscany. The site will be developed into a new logistics hub, representing the second such project delivered by Logicor in the region.

The acquisition was carried out through the Mazer fund, a closed-end real estate fund sponsored by Logicor and managed by Kryalos, which oversees assets under management of €14.2 billion. The location offers direct access to the A11 motorway and sits near the A1–A11 interchange, providing efficient connectivity to the Versilia coast as well as the ports of Livorno and Pisa. Florence city centre is located approximately 20 kilometres from the site.

The planned development will include a logistics warehouse with 28,000 square metres of leasable space, incorporating around 1,100 square metres of office accommodation. Designed with flexibility in mind, the facility can be divided into two independent units to accommodate varying occupier requirements.

Construction is scheduled to begin in the second quarter of 2026, with completion and delivery targeted for the second quarter of 2027. Once operational, the Serravalle Pistoiese hub will complement Logicor’s existing footprint in Tuscany, following the completion of a 23,000-square-metre logistics development in Quarrata in September last year.

The new hub will be equipped with 28 loading bays, 50 parking spaces for trucks, and 100 car parking spaces, including electric vehicle charging infrastructure. Sustainability has been embedded into the project design, with the building targeting BREEAM Excellent certification and incorporating features such as photovoltaic panels and energy-efficient LED lighting.

Representatives from Logicor and Kryalos highlighted the project as a reflection of the growing strategic importance of Tuscany within Italy’s logistics real estate market. The Serravalle Pistoiese development, alongside the Quarrata logistics centre, is expected to form a strong platform for future investments in the country, supporting the evolution of modern, flexible logistics hubs tailored to future supply chain needs.
