Skanska invests in third phase of Modřanský cukrovar to deliver sustainable housing and cultural spaces in Prague

(IN BRIEF) Skanska is investing CZK 1.2 billion (SEK 540 million) in the third stage of its Modřanský cukrovar residential development in Prague. The phase will deliver 132 low-energy apartments across four buildings, alongside a 3,700-square-meter public square, green spaces, a pavilion, and art installations by Czech sculptors. The project integrates sustainable building practices, recycled materials, and advanced infrastructure to meet BREEAM Excellent standards. Construction starts in August 2025, with completion planned for 2028, and is part of a six-phase development totaling about 800 housing units.

(PRESS RELEASE) STOCKHOLM, 29-Aug-2025 — /EuropaWire/ — Skanska is moving forward with the next stage of its large-scale residential project in Prague, announcing an investment of CZK 1.2 billion (around SEK 540 million) for the third phase of Modřanský cukrovar. The construction contract for this stage is valued at CZK 898 million (approximately SEK 400 million) and will be included in Skanska’s European order bookings for the third quarter of 2025.

The third phase of the development will introduce 132 modern, low-energy apartments distributed across four new buildings. Sustainability and resource efficiency remain central to the project, with the design incorporating recycled materials, energy-saving construction methods, and an integrated system of blue, green, and grey infrastructure. The entire complex aspires to secure a BREEAM Excellent rating, underscoring Skanska’s commitment to sustainable urban living.

At the heart of the development will be a new 3,700-square-meter public square, envisioned as a vibrant meeting point and the focal feature of the residential community. This stage will also bring landscaped areas, a relaxation zone, an open-air pavilion, and public art created by Czech sculptors selected through the Art.Cukrovar competition, weaving culture and creativity into the urban environment.

The Modřanský cukrovar project as a whole is designed to deliver around 800 housing units across six phases. Construction of this third phase will begin in August 2025, with completion anticipated in 2028.
