Siemens and COIMA Transform Milan’s Pirelli 35 into a Smart, Low-Carbon Commercial Hub

(IN BRIEF) Siemens Smart Infrastructure and COIMA have revamped Milan’s Pirelli 35 into a state-of-the-art smart building, achieving a 60 percent reduction in energy use and cutting 2,000 tons of CO₂ emissions annually. Central to this upgrade is the Desigo CC management system, which integrates control of HVAC, lighting, fire safety, and electrical distribution under a unified, secure dashboard. Advanced environmental sensors monitor seven key parameters to optimise energy efficiency and tenant well-being, while a robust electrical infrastructure featuring SIMOSEC, ALPHA, and SENTRON components ensures reliable power control. Leaders from both organisations highlight this project as a blueprint for sustainable urban regeneration, noting its LEED Platinum, WELL Gold, and nZEB certifications.

(PRESS RELEASE) ZUG, 16-Jun-2025 — /EuropaWire/ — Siemens Smart Infrastructure and COIMA have once again joined forces to reimagine one of Milan’s most storied landmarks—“Pirelli 35”—as a high-performance, smart commercial building. Spanning 45,000 m² over 11 storeys, the 65-year-old property in the Porta Nuova district is now set to slash its energy usage by around 60 percent, avoiding roughly 2,000 tons of CO₂ emissions each year.

At the heart of this transformation lies Siemens’ Desigo CC building management platform, which unifies control of HVAC, lighting, room automation, fire safety, and electrical distribution under a single, cyber-secure interface. Facility managers can monitor and optimise all systems in real time, boosting operational resilience and extending equipment lifespan. Complementing this, a network of advanced sensors tracks seven environmental metrics—such as air quality and CO₂ concentration—enhancing both energy performance and occupant comfort.

The building’s upgraded electrical backbone features SIMOSEC medium-voltage switchgear, 59 ALPHA low-voltage switchboards equipped with SENTRON protection relays, and 35 dedicated control panels to ensure precise power management throughout the property.

Susanne Seitz, CEO Buildings at Siemens Smart Infrastructure, commented:

“Urban buildings everywhere stand to gain from digitalisation—and Pirelli 35 exemplifies how you can preserve architectural heritage while driving sustainability. Since 2015, our collaboration with COIMA has modernised over 30 Milanese assets; this project charts the course for meeting Europe’s 2030 net-zero ambitions.”

Stefano Corbella, Sustainability Officer at COIMA, added:

“With Siemens’ cutting-edge solutions, Pirelli 35 has achieved LEED Platinum, WELL Gold, and nZEB status—proof of our dedication to smart, healthy, and sustainable urban living.”

“Pirelli 35” already achieved LEED Platinum and WELL Gold certifications as well as the nZEB labelling.
