Villa Fågelsång Development in Sweden to Deliver Sustainable Senior Living as Skanska Finalizes Sale to Folksamgruppen

(IN BRIEF) Skanska has agreed to sell the Villa Fågelsång residential development in Sollentuna to Folksamgruppen through KPA Pension for approximately SEK 340 million. The project includes an 80-apartment senior care residence and a six-unit assisted living group home, addressing increasing demand for specialized housing in Sweden. Developed by Skanska Sweden, the property will feature strong sustainability credentials, including LEED Gold certification, reduced construction emissions and energy-efficient systems such as district heating and solar panels. The building will be operated by Vardaga Äldreomsorg and Nytida, with construction set to begin in mid-2026 and completion expected in early 2028, when ownership will officially transfer to the buyer.

(PRESS RELEASE) STOCKHOLM, 1-Apr-2026 — /EuropaWire/ — Skanska has signed an agreement to divest the Villa Fågelsång development in Sollentuna, Sweden, to Folksamgruppen via KPA Pension, in a transaction valued at approximately SEK 340 million. The deal will be recognized in Skanska’s Commercial Property Development segment during the first quarter of 2026.

Located in Sollentuna, Villa Fågelsång is a purpose-built residential project designed to address growing demand for senior housing and specialized assisted living. The development will include an 80-unit SÄBO residence tailored for elderly care, alongside a smaller group home offering six apartments under Sweden’s LSS framework for individuals requiring additional support.

The property, spanning around 6,300 square meters across six floors, is being developed and constructed by Skanska Sweden. Once completed, operations will be managed by Vardaga Äldreomsorg AB and Nytida AB, both experienced providers in care and assisted living services.

Sustainability has been a key priority in the project’s design. The building is targeting LEED Gold certification and is expected to achieve approximately 35 percent lower carbon emissions during construction compared to benchmark levels set by Sweden’s National Board of Housing, Building and Planning. The property will also meet Energy Class B standards, supported by energy-efficient systems, district heating and the integration of photovoltaic solar panels to reduce operational emissions.

Construction is scheduled to begin in June 2026, with completion anticipated in the first quarter of 2028. Ownership will transfer to Folksamgruppen through KPA Pension upon completion, marking the final stage of the transaction.
