CapMan Real Estate funds 262-unit Handen residential project to boost sustainable rental housing in Greater Stockholm

(IN BRIEF) CapMan Real Estate, through its CapMan Nordic Real Estate III fund, has agreed to forward fund a 262-unit multifamily housing project in Handen, Haninge, developed by Reliwe and built by Consto. The project, offering 12,119 m² of lettable space, is part of a larger urban renewal initiative near Handen Station and Haninge Shopping Centre, providing strong transport links and addressing a shortage of modern rental housing in the area. Completion is scheduled for Q2 2028. Designed to meet high sustainability standards, the development will target BREEAM In-Use and Miljöbyggnad Silver certifications, achieve at least EPC B, feature solar panels, and align with EU Taxonomy criteria. The deal, expected to close in Q3 2025, strengthens CapMan’s growing Stockholm residential portfolio following its recent investment in Jakobsberg.

(PRESS RELEASE) HELSINKI, 22-Aug-2025 — /EuropaWire/ — CapMan Real Estate has entered into an agreement with Reliwe, a leading Swedish residential developer, to forward fund a new multifamily housing project in Handen, Haninge, just south of central Stockholm. The investment, made through CapMan Nordic Real Estate III (CMNRE III), covers the development of 262 modern rental apartments with a total lettable area of 12,119 m². Construction will be undertaken by Consto, with project completion anticipated in Q2 2028.

Situated in the heart of Handen, the scheme forms part of a major urban renewal programme around the railway station and bus terminal. The location offers excellent connectivity with a 20-minute commute to Stockholm city centre and benefits from direct access to Haninge Shopping Centre. The broader area is undergoing rapid transformation and faces a structural undersupply of modern rental housing, making the project well-positioned to address growing demand.

Sustainability is a central focus of the development. The project targets BREEAM In-Use and Miljöbyggnad Silver certifications, an EPC rating of at least B, and alignment with EU Taxonomy requirements. On-site renewable energy will be supported by solar panel installations, ensuring the property meets ambitious environmental standards.
