(IN BRIEF) CapMan Real Estate has acquired a brownfield logistics development project near Gothenburg, Sweden, set to replace outdated industrial buildings with a modern EU Taxonomy-aligned logistics facility. The new 43,000 m2 facility will feature multiple tenant spaces and aims for high sustainability standards, including BREEAM certification and a 90% waste recycling rate. Positioned in a prime logistics hub, the project will strengthen CapMan’s presence in the Swedish market. The acquisition is set to close in Q1 2025, marking the sixth investment for CapMan Nordic Real Estate III in Sweden.

(PRESS RELEASE) HELSINKI, 18-Jan-2025 — /EuropaWire/ — CapMan Real Estate has entered into an agreement with Mitsubishi Logisnext Europe AB to acquire a brownfield logistics development project located just outside Gothenburg, Sweden. The project, situated in one of the Nordic region’s leading logistics hubs, will see the demolition of existing outdated industrial buildings, making way for the construction of a modern logistics facility that meets EU Taxonomy standards. The facility is set to offer high-quality logistics spaces designed for multiple tenants, further expanding CapMan Real Estate’s presence in the Swedish logistics market.

Located in Mölnlycke, along Highway 40, the project site is positioned strategically outside central Gothenburg. This area, which is home to the largest port in the Nordics, serves as a key point in the “Logistic Triangle,” connecting the Nordic capitals. With high demand and low vacancy rates for logistics spaces in the region, this project is poised to meet the growing needs of the sector.

The planned logistics facility will span approximately 43,000 m2 and will consist of up to six units, providing versatile spaces for potential tenants. The development aims for BREEAM-SE v.6 New construction certification at an “Excellent” level, as well as an energy performance certificate rating of B. In addition, the project will target a waste recycling rate of at least 90%, with the goal of reusing materials from the demolition process in the new development.
