ALDI Expands Logistics Network in Poland with New Distribution Center at CTPark Warsaw Emilianów

The new facility, designed to optimize ALDI’s logistics, will feature temperature-controlled zones and advanced fire safety systems. It will improve delivery efficiency in the central and north-eastern regions, supporting ALDI’s ongoing expansion in Poland.

(PRESS RELEASE) AMSTERDAM, 8-May-2025 — /EuropaWire/ — CTP, Europe’s largest listed developer, owner, and manager of industrial and logistics properties by gross lettable area (GLA), has secured a lease agreement with ALDI for a 43,000 sqm central warehouse at CTPark Warsaw Emilianów, situated near Warsaw. The warehouse, currently under construction, will serve as ALDI’s third distribution center in Poland, with an expected opening in the first quarter of 2026.

ALDI’s expansion in Poland has been rapid, with nearly 60 new stores opened in 2024, bringing the total to over 360 locations across the country. As the brand continues to grow, particularly in central and north-eastern Poland, this new distribution center will optimize ALDI’s logistics and support its growing network of stores, including in Warsaw.

CTPark Warsaw Emilianów will be ALDI’s first tenant, occupying nearly the entire first building of the park currently under construction. The new warehouse is designed with advanced technology to enhance efficiency and quality across ALDI’s supply chain. A dedicated refrigeration zone will allow approximately 25% of ALDI’s deliveries to be made under temperature-controlled conditions, ensuring the freshness of products. With nearly 90 unloading ramps, the facility will enable efficient logistics services, reducing delivery times to stores in the Mazowieckie, Warmińsko-Mazurskie, Podlaskie, Łódzkie, and Lubelskie regions while relieving pressure on ALDI’s existing centers in Bydgoszcz and Chorzów.

The facility will also feature advanced fire safety systems, including a smoke extraction system for the freezer rooms, enhancing safety beyond industry standards. Energy efficiency is a priority in the design, with waste heat from the glycol cooling system being reused to heat the floor in the freezer areas and provide domestic hot water.

CTPark Warsaw Emilianów is part of a larger industrial development that will eventually consist of three buildings with a total leasable area of more than 119,600 sqm. Located just 23 km from Warsaw, the park’s strategic position near the S8 expressway has made it an attractive option for logistics companies looking to expand in the region.
