Vesteda Residential Fund Prepares Liquidity Strategy After Investors Signal Major Reduction in Fund Holdings

(PRESS RELEASE) AMSTERDAM, 2-Mar-2026 — /EuropaWire/ — Vesteda Residential Fund has received indications from nearly all of its investors that they intend to reduce their holdings either partially or entirely. The indicative redemption requests currently total approximately €4.1 billion, equivalent to about 52 percent of the fund’s equity. Investors have until 20 April to revise their requests downward, after which the redemption amounts will be confirmed.

The anticipated redemptions reflect several factors, including significant increases in residential property values, portfolio rebalancing by investors, and recent fiscal developments affecting real estate investments. These developments include adjustments to real estate transfer tax and modifications to the FBI regime that affect foreign pension funds. The scale of the requests is also linked to the fund’s structure, which allows investors to submit large redemption requests only once every seven years. The decision by investors to reduce their exposure has not been attributed to the fund’s financial performance or investor satisfaction, both of which have remained strong.

Vesteda will prepare a detailed liquidity plan to ensure that the redemption process is carried out in a structured and controlled manner. The plan is expected to be presented to investors for approval in June 2026. Under the fund’s terms, Vesteda may take up to three years to complete the redemptions. Measures under consideration include selective asset disposals, particularly of properties that are less aligned with long-term strategy, as well as attracting new institutional investors to replace part of the exiting capital.

Chief Executive Officer Astrid Schlüter stated that strong property value growth and consistent investment returns have resulted in Vesteda representing a larger share of some investors’ portfolios, leading them to adjust their allocations. She emphasized that the redemption process will be implemented in a disciplined and well-managed way, combining targeted property sales with efforts to bring in new investors.

Vesteda continues to focus on its Housing as a Force for Good strategy, which prioritizes providing rental housing for middle-income households in economically resilient regions. The recently launched second residential investment vehicle with ABP, known as Affordable Living Venture, reflects this strategic focus and demonstrates ongoing investor confidence in Vesteda’s approach.

Preliminary results for 2025 indicate strong performance by the Vesteda Residential Fund. Total return reached 11 percent, and the value of the property portfolio increased to €10.5 billion. Tenant satisfaction remained at a high level. The fund also maintains a solid financial position with relatively low leverage, a stable financing structure, and an A- credit rating that is currently under review by S&P.

The 2025 financial statements have not yet been finalized or audited and may still be subject to change. Vesteda plans to publish the audited annual report and financial statements on 2 April 2026.
