(IN BRIEF) STRABAG Hold Estate has launched its inaugural residential project in Itzehoe, Schleswig-Holstein, using ZÜBLIN’s serial CONCEPT construction system. The development features 53 rental units—36 subsidized by IB.SH and 17 accessible, KfW-supported apartments. Aimed at affordability and sustainability, the buildings are designed as “houses without chimneys,” relying on heat pumps instead of gas, reducing energy demand by 70%. This €16 million project, set for completion by spring 2027, represents STRABAG’s entry as a long-term housing portfolio holder and supports the state’s housing initiative.
(PRESS RELEASE) ITZEHOE, Germany, 25-Jul-2025 — /EuropaWire/ — STRABAG Hold Estate has officially launched its first self-developed residential project in Itzehoe, Schleswig-Holstein, in partnership with Ed. Züblin AG’s Directorate North. The project, which utilizes ZÜBLIN’s serial construction solution CONCEPT, includes 53 rental apartments across four multi-family buildings and is expected to be completed by spring 2027.
Out of the 53 units, 36 will be state-subsidized through Investitionsbank Schleswig-Holstein (IB.SH) with long-term rent caps, while the remaining 17 low-barrier units will be available for free rent with KfW funding, offering accessible living to a broad population. This blend ensures 70% capped and 30% freely financed rental housing.
Mayor Ralf Hoppe of Itzehoe expressed strong support, highlighting the importance of STRABAG’s investment in delivering much-needed affordable housing on a long-vacant site. Rainer M. Schäfer, Managing Director of STRABAG Hold Estate, emphasized that this is just the beginning of further developments in the region.
Robin Gellrich, Technical Division Manager at ZÜBLIN, stressed the advantages of their CONCEPT model, which delivers quality housing at speed through standardised planning and sustainable execution. The project is also pioneering energy efficiency, operating as a “house without a chimney.” Instead of gas, it will rely entirely on high-efficiency heat pump systems and cutting-edge hot water technologies, cutting energy consumption by approximately 70% compared to conventional builds.
With a total investment of around €16 million, the project aligns with ESG principles and Schleswig-Holstein’s housing strategy, providing sustainable, affordable, and socially inclusive living spaces.
