Siemens Unveils Futuristic Office Hub to Redefine Workplace Flexibility in Munich

This is how Siemens will welcome its people and visitors in the future. With about 33,000 square meters of office space, the new location will be a prominent feature of the Werksviertel’s southern entrance.

(IN BRIEF) Siemens is preparing to open a modern office complex near Munich’s East Station by the end of 2027, featuring 33,000 square meters of flexible workspace designed for about 4,000 employees. This development is part of the company’s strategic relocation from its Munich-Perlach offices, which were sold and leased back in 2010, to a new inter-urban hub in the dynamic Werksviertel district. Embracing its New Work Concept that supports both in-office and remote working, Siemens is designing the facility with forward-thinking, sustainable building technologies that contribute to its goal of achieving carbon neutrality by 2030. The new building, designed by Holger Meyer and built by Pandion, is situated in one of Bavaria’s largest urban redevelopment projects, promising easy access to public transport, nearby amenities, and a vibrant cultural scene. Furthermore, Siemens will consolidate its presence in Munich by integrating this location with other key sites, including its Technology Center in Garching, a Mobility center in Allach, and its headquarters in the city center, thereby creating a cohesive and flexible work environment for its diverse teams.

Currently under construction, the new facility will span approximately 33,000 square meters of contemporary office space designed to accommodate around 4,000 employees. This project forms part of Siemens’ strategic realignment, as the company transfers its offices from Munich’s Perlach district to a new inter-urban hub that will prominently feature at the southern gateway of Munich’s renowned Werksviertel district—a focal point of urban development.

In 2010, Siemens sold and leased back its Perlach offices, paving the way for this modern relocation. The building is a showcase for Siemens’ innovative New Work Concept, which blends in-office collaboration with flexible mobile working. This initiative not only optimizes the use of floorspace but also introduces unique challenges in interior design. The new workspace will be crafted as an avant-garde environment, incorporating state-of-the-art, sustainability-focused construction technologies that underline the company’s commitment to carbon neutrality by 2030.

The giant Ferris wheel – a Munich landmark just north of the location – will be clearly visible from the building’s top-floor windows.

The new location is nestled near Munich’s East Station within the Werksviertel district, one of the largest urban redevelopment initiatives in Bavaria. In the coming years, a broad promenade lined with two new office buildings will extend from the southern entrance to the grounds. Designed by the Frankfurt-based firm Holger Meyer and constructed by Cologne’s Pandion, these buildings will host Siemens’ operations, with the company moving into one of them at the end of 2027.

Approximately two-thirds of the workforce from the current Munich-Perlach site—over 6,000 employees in total—will relocate to the new Werksviertel offices. The remaining teams will shift to other strategic locations: the Siemens Technology Center Garching, inaugurated in 2024 north of Munich; the Siemens Mobility facility in Munich’s Allach suburb; and the Siemens headquarters in the city center. “With these four well-situated sites, we are poised to offer our employees an inspiring and flexible working environment across Munich and its surroundings,” Bienert added.
