PATRIZIA Delivers Modern Workspace and Amenities at Landmark Berlin Postbahnhof Site

(IN BRIEF) PATRIZIA has completed the repositioning of Berlin’s historic Postbahnhof complex into a modern office campus in the Mediaspree district of Friedrichshain, combining preserved industrial architecture with flexible workspace and amenity areas designed for contemporary occupiers. Originally acquired in 2021, the listed former postal hub has been redeveloped to provide around 17,600 sq m of office and amenity space across several buildings arranged around a landscaped courtyard. The site benefits from direct access to Berlin Ostbahnhof and is located in an established media and technology-focused office market. A substantial part of the development has already been let, with approximately 9,300 sq m remaining available. PATRIZIA said the project forms part of its broader value-add office strategy, through which it manages approximately €14 billion of office assets globally and seeks to upgrade properties in structurally attractive locations to meet changing occupier requirements.

(PRESS RELEASE) BERLIN, 2-Jul-2026 — /EuropaWire/ — PATRIZIA has completed the transformation of Berlin’s historic Postbahnhof into a modern office campus, repositioning the landmark asset for today’s office market while retaining its industrial heritage.

Located in Berlin-Friedrichshain’s Mediaspree district, the redeveloped complex sits next to Berlin Ostbahnhof and offers access to one of the city’s most established office submarkets.

The area has developed into a hub for media, technology, creative industries and international businesses, with companies including Amazon, Coca-Cola, Boston Consulting Group and Zalando operating nearby.

PATRIZIA acquired the listed Postbahnhof complex in 2021 and has since undertaken a comprehensive redevelopment and repositioning programme.

The completed scheme provides approximately 17,600 sq m of office and amenity space across several buildings, centred around a large landscaped courtyard.

The project combines the site’s historic character with contemporary workplace features intended to support more flexible ways of working, greater interaction between occupiers and improved access to outdoor areas.

Postbahnhof was originally constructed between 1907 and 1908 as a central postal facility for Berlin. It became one of Germany’s key mail-distribution centres and remained largely intact during the Second World War before later being adapted for office and event use.

PATRIZIA’s redevelopment has preserved defining architectural elements including the site’s brick façades and arched windows, while introducing modern office environments intended to appeal to a wide range of occupiers.

A significant share of the office campus has already been let. Around 9,300 sq m of high-quality office space remains available, with leasing activity continuing and interest reported from companies seeking distinctive workspace in a central Berlin location.

Daniel Dreyer, Head of Investment Management Office at PATRIZIA, said the redevelopment was designed to protect the site’s industrial identity while adapting it to the requirements of modern office users.

He said the completed campus brings together heritage, flexibility, outdoor space and areas that support interaction between people, making it well suited to the character of the Mediaspree market.

The redevelopment also incorporates sustainability considerations through refurbishment and design measures aligned with high environmental standards, while respecting the listed status of the buildings.

PATRIZIA said the project reflects its wider approach to actively managing office assets in key markets, with a focus on repositioning properties in attractive locations and creating future-oriented workspace for institutional investors.

The company manages approximately €14 billion of office assets globally and views Postbahnhof as part of its broader value-add strategy for enhancing existing buildings to meet evolving occupier demand.
