NIB Commits SEK 860 Million to Retrofit Stockholm’s Heritage-Listed Söderhallarna for 50 % Energy Savings

(IN BRIEF) NIB has agreed to lend SEK 860 million (≈ EUR 79.5 million) over ten years to Atrium Ljungberg for the overhaul of Söderhallarna in Stockholm, reducing its energy use by 50 percent. The 1992-built landmark will retain its food markets at ground level and convert upper floors into offices and co-working spaces, with Ramboll securing 5,000 m² for its new Swedish head office. The renovation prioritizes energy upgrades, material reuse, and carbon-intensity reductions that exceed NIB’s 2030 climate goals. Scheduled to finish in early 2027, the 26,000 m² development features rooftop terrace expansions and underscores NIB’s commitment to sustainable development in the Nordic-Baltic area.

(PRESS RELEASE) HELSINKI, 24-Jun-2025 — /EuropaWire/ — NIB has entered into a ten-year, SEK 860 million (approx. EUR 79.5 million) loan agreement with Atrium Ljungberg AB to fund the refurbishment and redevelopment of Söderhallarna in Stockholm. Launched in spring 2024 and slated for completion by early 2027, the project will cut the building’s energy consumption by half.

Originally opened in 1992 and celebrated for its architectural and cultural heritage, Söderhallarna will retain its ground-floor food markets and restaurants while transforming upper levels into modern office and co-working facilities. The renovation emphasizes energy performance upgrades, material reuse to preserve historic features, and carbon-intensity reductions that surpass NIB’s 2030 climate targets.

Global engineering consultancy Ramboll will be one of the first tenants, committing to 5,000 m² for its new Swedish headquarters—accommodating some 600 employees—and taking advantage of the building’s rooftop terrace extensions. Söderhallarna will offer over 26,000 m² of lettable space upon reopening.

Atrium Ljungberg, one of Sweden’s largest publicly traded property groups (NASDAQ Stockholm Large Cap), specializes in developing mixed-use urban environments in Stockholm, Uppsala, Gothenburg and Malmö.
