Logicor Strengthens Bologna Presence with Sustainable Warehouse Redevelopment

The project transformed the site, previously occupied by Mercatone Uno, into a modern warehouse designed for Italian logistics operator Number1 Logistics Group. The new facility, strategically located near Bologna, features sustainable elements such as a 1.3 MW photovoltaic system, rainwater harvesting, and EV charging stations, targeting BREEAM Very Good sustainability certification. (PRESS RELEASE) LONDON, 9-Jan-2024 — /EuropaWire/ — Logicor, a leading owner, manager and developer of European logistics real estate, further strengthens its presence in the Bologna district by completing a redevelopment project of over 28,000 sqm in San Giorgio di Piano.

The redevelopment enhanced the sustainability credentials of the site, which is owned by the Mazer fund, a Logicor-sponsored closed-end real estate fund managed by Kryalos SGR. The area was previously occupied by the former Mercatone Uno showroom and was ready for redevelopment. The existing building was demolished to make way for a new state-of-the-art warehouse, designed to serve Italian logistics operator Number1 Logistics Group, which specialises in distributing groceries.

The new building is strategically located near Bologna, one of the primary markets in the European logistics sector with a high take-up rate in Italy.

It is situated 20 kilometres north of the city and close to the Interport. The site benefits from  being well-connected to the main motorways in the area, including A1-Autostrada del Sole, A22 Autostrada del Brennero, A13 Bologna-Padova, and A14 Bologna-Taranto.

The new hub, which includes a c.16,500 sqm warehouse and c.400 sqm of offices, targets standard BREEAM Very Good sustainability certification. It includes several features that significantly reduce its impact on the environment, including a 1.3 MW photovoltaic system, rainwater harvesting facilities for irrigation of the surrounding green areas, a low thermal transmittance envelope and EV charging stations.

The site is also equipped with a BMS for heating and lights, LED with domotics control of internal lighting, a natural ventilation system for the warehouse and timers with rain probes.

Logicor worked with the following partners on the project: Ingeco as General Contractor, The Blossom Avenue Partners as Project and Construction Manager and LXSA Legal & Tax for legal consultancy.

The construction of the new warehouse included additional urban regeneration features, which will benefit the entire community of San Giorgio di Piano. The project has so far contributed to the maintenance of the public roads, upgrading of municipal sports facilities and schools, and supported the provision of equipment for the city’s playgrounds.
