Logicor and Kryalos SGR Transform Pomezia: New 20,000 sqm BREEAM-Certified Logistics Hub Set to Boost Regional Economy

The project, managed by Logicor, involves demolishing a disused structure and constructing a modern, BREEAM Excellent certified facility. Strategically located along Via della Solfatara in the province of Rome, near key transport routes and Fiumicino Airport, the development aims to bolster Pomezia’s status as a vital industrial and logistics hub in Lazio. This initiative supports Logicor’s ongoing expansion in Italy, as highlighted by their extensive portfolio in key regions, and is expected to generate new jobs and stimulate the local economy. The project follows a previous Logicor acquisition in Pomezia and was developed in collaboration with several expert advisors.

(PRESS RELEASE) LONDON, 3-Apr-2025 — /EuropaWire/ — Logicor, a prominent owner, manager, and developer of European logistics real estate, together with Kryalos SGR—a private, independent asset management firm managing around €14 billion in assets—has announced the acquisition of over 54,000 square meters for a major urban regeneration project in Pomezia, in the province of Rome. As part of the development, Logicor will oversee the complete demolition of an existing, disused building to make way for a state-of-the-art logistics warehouse spanning approximately 20,000 square meters.

The new facility is set to meet the highest standards of sustainability and efficiency, aiming for BREEAM Excellent certification. The land, purchased by the Mazer fund (a closed-end real estate investment fund managed by Kryalos SGR), is ideally located along Via della Solfatara, a critical transport route in the province of Rome. Its strategic position benefits from close proximity to Fiumicino Airport (39 km) and major arterial roads including the SS 148 Pontina (4 km) and the Grande Raccordo Anulare (15 km).

Pomezia is widely recognized as the industrial heart of Lazio, hosting a significant concentration of national and international companies across diverse sectors such as agri-food and pharmaceuticals. This strategic importance aligns seamlessly with Logicor’s plans to expand its footprint in Italy. “This BREEAM Excellent certified logistics asset will address the growing demand for modern and efficient spaces in Pomezia. This announcement comes on the heels of another recent acquisition by Logicor in Pomezia, where a 200,000 square meter plot of land is set to be redeveloped into new state-of-the-art logistics space in the region. The project was supported by advisors including Jones Day (Legal), Bertacco Recla (Legal Administrative), The Blossom Avenue Partners (Planning and Design), EY (Transactional Due Diligence), and Yard REEAS and TEA Consulting (Technical Due Diligence and environmental assessments).
