EBRD Provides €250 Million Green Loan to NEPI Rockcastle Subsidiary for Sustainable Real Estate Investments

(IN BRIEF) The European Bank for Reconstruction and Development is providing a €250 million green loan to NE Property BV, a subsidiary of NEPI Rockcastle, to finance sustainable real estate investments across Central, Southern and Eastern Europe. The eight-year senior unsecured loan will support green retail developments, upgrades and asset expansions, primarily in Romania, Bulgaria, Poland and Hungary. Eligible projects will be financed under NEPI Rockcastle’s Green Finance Framework, which is aligned with the ICMA Green Bond Principles and LMA Green Loan Principles. The project also includes training for more than 300 employees in digital, AI, cybersecurity and environmental management skills, supporting more sustainable and data-driven asset management.

(PRESS RELEASE) LONDON, 10-Aug-2026 — /EuropaWire/ — The European Bank for Reconstruction and Development is providing a €250 million green loan to NE Property BV, a subsidiary of NEPI Rockcastle, to support sustainable real estate investments across Central, Southern and Eastern Europe.

The financing will be used for low-carbon buildings, sustainable new developments, green upgrades and the expansion of retail assets, mainly in Romania, Bulgaria, Poland and Hungary.

NEPI Rockcastle is Europe’s third-largest listed retail real estate company by investment portfolio value and the largest owner, operator and developer of shopping centres in Central and Eastern Europe.

The company has an investment portfolio valued at €8.2 billion, comprising 60 properties across eight Central, Southern and Eastern European countries.

The EBRD financing takes the form of an eight-year senior unsecured loan.

It will support eligible green projects under NEPI Rockcastle’s Green Finance Framework, which is aligned with the ICMA Green Bond Principles and the LMA Green Loan Principles.

Eligible projects must meet ambitious environmental criteria.

These include achieving internationally recognised green building certification or delivering defined and measurable improvements that support low-carbon installations and enhanced energy performance.

The EBRD said the investment will also help advance decarbonisation in the real estate sector.

NEPI Rockcastle has set a target to implement the UK Net Zero Carbon Buildings Standard across its new developments, supporting the transition toward more energy-efficient and low-carbon buildings in the EBRD regions.

Beyond real estate investments, the project includes a multi-year training programme for more than 300 employees.

The programme will focus on digital, artificial intelligence, cybersecurity and environmental management skills.

This element is designed to support the shift toward more data-driven and sustainable asset management across the company’s portfolio.

The EBRD’s financing provides long-term funding that complements NEPI Rockcastle’s existing capital markets and bank financing.

The loan will help the company diversify its funding sources and accelerate its green investment programme.

The project is fully aligned with the Paris Agreement, and 100 percent of the EBRD financing is classified as green.

Through the €250 million loan, the EBRD is supporting NEPI Rockcastle’s efforts to improve the environmental performance of retail real estate assets, strengthen sustainability skills across its workforce and advance low-carbon development in Central, Southern and Eastern Europe.
