CTP N.V. (“CTP”, “the Group” or “the Company”), Europe’s largest listed owner, developer and manager of logistics and industrial real estate by gross leasable area, is continuing to expand in Italy one year after entering the market. The Group is opening a second office in Rome, identifying Central-Southern Italy as a priority for future investment and announcing six additional development projects across Northern and Central Italy.

CTP Italia is now focusing on Central-Southern Italy as it works to broaden its national footprint, supported by Italy’s strategic position along Mediterranean trade routes. The Group’s presence already extends to Bari, and CTP is paying particular attention to Italian ports as strategic hubs. The company also does not rule out expansion to the islands should suitable opportunities arise.

Agostino Emanuele, Managing Director of CTP Italia, says:

“We stand alongside our clients, from manufacturing to logistics, to help unlock the development potential of different areas of the country,” says Agostino Emanuele, Managing Director of CTP Italia. “Thanks to our full-service business model, we build genuine business ecosystems, in constant dialogue with local institutions and communities: environments where companies of every sector can grow and thrive.”

The expansion is also being supported by a larger Italian team, which now consists of fourteen professionals. Ten are based in the Milan office and four in Rome, with the Group aiming to increase the total to twenty by 2027.

CTP is also extending its development pipeline with six new projects. Five are in Northern Italy — CTPark Alessandria, CTPark Novara Sant’Agabio, CTPark Padova Vescovana, CTPark and a new plot at Castel San Giovanni, an already operational logistics hub along the A21 motorway corridor — while CTPark Frosinone in southern Lazio will further expand the Group’s presence in Central Italy. Delivery of the newly announced projects is expected between the fourth quarter of 2027 and the third quarter of 2028.

The six developments will join CTPark Padova Due Carrare, where construction is scheduled to begin in October 2026. That project is expected to provide 30,871 sqm of GLA in 2027.

CTP’s Italian portfolio currently consists of five assets with a combined 208,500 sqm of GLA. Of this total, 94,700 sqm is already operational across Pavia, Bari, Florence and Castel San Giovanni 02, while 113,800 sqm at Castel San Giovanni 01 is due to be delivered between late 2026 and early 2027. The Group says its assets in Florence, in Central Italy, and Bari, in the South, reflect its growing national footprint and address demand from the fashion, agri-food, mechanical and aerospace sectors in those areas.

The newly announced developments form part of the five-year investment plan of roughly €1 billion with which CTP entered the Italian market.

At Group level, CTP reported Gross Rental Income of €413 million for the first half of 2026, an increase of 12.6% compared with the first half of 2025. The Group also reported a 93% occupancy rate and liquidity of €2.1 billion, which it says supports its expansion plan in Italy.
