CapMan Nordic Real Estate IV Acquires Crowne Plaza Copenhagen in 50/50 Joint Venture With AP Pension, Expanding Nordic Hotel Investment Portfolio

(IN BRIEF) CapMan Real Estate has acquired Hotel Crowne Plaza Copenhagen through CapMan Nordic Real Estate IV in a newly established 50/50 joint venture with Danish pension company AP Pension, adding one of the Fund’s first investments following its June 2026 first close. The four-star hotel comprises approximately 29,000 square metres, 366 rooms and extensive conference and meeting facilities and is located in Ørestad, with strong connections to Copenhagen city centre, Copenhagen Airport, Bella Center, Royal Arena and Field’s shopping centre. Operated by Bellagroup, the hotel is positioned to benefit from resilient business and leisure demand, international connectivity and limited new hotel supply in Copenhagen. CapMan plans to work with Bellagroup on targeted refurbishment initiatives designed to strengthen operational performance, guest experience and the property’s market position. The acquisition aligns with CMNRE IV’s strategy of investing in high-quality urban assets with long-term growth potential and active asset management opportunities and further strengthens CapMan’s position as a major private hotel investor across the Nordic region.

(PRESS RELEASE) HELSINKI, 8-Sep-2026 — /EuropaWire/ — CapMan Real Estate has completed the acquisition of Hotel Crowne Plaza Copenhagen through CapMan Nordic Real Estate IV (CMNRE IV), marking one of the Fund’s first investments following its successful first close in June 2026.

The acquisition was completed through a newly established 50/50 joint venture with Danish pension company AP Pension and strengthens CapMan’s position in the Nordic hospitality real estate market.

The four-star property comprises approximately 29,000 square metres, including 366 rooms and extensive conference and meeting facilities.

Prime Copenhagen location supports long-term investment case

Hotel Crowne Plaza Copenhagen is located in Ørestad, one of Copenhagen’s fastest-growing business and residential districts.

The property benefits from strong transport links to both Copenhagen city centre and Copenhagen Airport, while also being situated close to Bella Center, Royal Arena and Field’s shopping centre.

CapMan said the hotel’s location and accessibility support its long-term investment case, particularly as Copenhagen continues to attract both international business travellers and leisure visitors.

Acquisition aligns with CMNRE IV investment strategy

CapMan Nordic Real Estate IV is focused on high-quality properties in dynamic urban locations supported by long-term structural growth trends and opportunities for active asset management.

The Crowne Plaza Copenhagen acquisition is consistent with that strategy, combining a strong operating platform with the potential to enhance the property through targeted investment.

CapMan said it continues to identify opportunities in selected Nordic real estate segments where resilient demand, limited supply and active management can support long-term value creation.

Bellagroup continues as hotel operator

The hotel is operated by Bellagroup, one of Denmark’s leading hospitality operators.

CapMan highlighted Bellagroup’s established operating platform and the hotel’s existing market position as important strengths of the investment.

Together with Bellagroup, CapMan Real Estate plans to carry out targeted refurbishment initiatives aimed at improving the guest experience, operational performance and the property’s competitiveness within the Copenhagen hotel market.

Copenhagen hotel market supported by business and leisure demand

CapMan sees Copenhagen as one of the strongest hotel markets in the Nordic region.

Demand is supported by the city’s position as a major destination for tourism, conferences, international business and events, while limited new hotel supply is expected to support favourable market conditions for established properties.

The combination of business travel, leisure demand and international connectivity is expected to provide a resilient operating environment for well-positioned and professionally managed hotels.

CapMan sees further Nordic real estate opportunities

Mika Matikainen, Managing Partner at CapMan, said Hotel Crowne Plaza Copenhagen is a high-quality asset that fits closely with the investment strategy of CapMan Nordic Real Estate IV.

He said CapMan continues to see attractive opportunities in selected parts of the Nordic real estate market where strong underlying fundamentals, active asset management and long-term structural trends can support value creation.

Matikainen added that Copenhagen’s hotel sector offers a combination of resilient demand, strong international connectivity and limited new supply, supporting its attractiveness as a long-term investment market.

Investment strengthens CMNRE IV portfolio

The transaction adds a major hospitality asset to CMNRE IV’s growing portfolio and demonstrates the Fund’s ability to source investment opportunities across the Nordic region shortly after its first close.

CapMan said the acquisition also reinforces its broader hotel investment platform.

Through its dedicated hotel fund activities, CapMan describes itself as the largest private hotel investor in the Nordics, supported by a long operating history and a specialist hotel investment team active across the region.

Advisers support transaction

The joint venture was advised by Sustaining, Deloitte, Bruun & Hjejle, Accura, Poul Schmith, PwC and ABC.
